Small Business Units projects are warehouse and office spaces dedicated to tenants who care about prestigious downtown locations. These are projects located within the borders of large cities with relatively small areas, with modules starting as low as 600m2. This is a very attractive proposition for companies leasing space for last-mile logistics, as well as for those companies looking for modern and customized space in a location closely linked to the city center.
The leader in the popularity of small modules among Polish cities is unquestionably Warsaw, where demand for SBUs amounted to more than 20% in recent years. It is worth noting the growing demand for this type of space in Katowice, Krakow and Wroclaw. Well-connected locations in the centers of large cities, allowing employees to commute to work comfortably and quickly, are gaining in importance. Urban warehouses are projects dedicated to those tenants who care about proximity to a particular city.
Thanks to excellent communications and proximity to the city center, tenants can offer their customers fast delivery, often counted in hours from the time the order is placed, and also give customers the option of picking up goods directly from the warehouse without having to visit the store. This is a particularly important aspect at a time when a significant portion of sales has moved to the Internet.
SBU-type facilities will become more and more prominent in the urban landscape and will grow not only due to urban logistics and the accelerating importance of the e-commerce industry, but also due to greater consumer expectations for delivery flexibility. It is also worth noting the very good condition of local companies, for whom a move to a Class A building is an added value in the development of their business.
In addition to the aforementioned Warsaw, a good example from southern Poland is the Upper Silesian Agglomeration. The Silesian warehouse market is mainly concentrated in the eastern and western parts of the agglomeration. Until now, all logistics and industrial facilities have been concentrated in neighboring cities along the S1 road and the A4 highway. Katowice and the other cities of Silesia are a powerful consumer market. The location of the distribution warehouse in Katowice makes it possible to reach 4 million consumers within a radius of 45 kilometers. At the same time, it is worth remembering that Katowice and Krakow are also excellent addresses for the company’s headquarters.
